Raw land refers to a piece of property that has not been developed or improved in any way. It is often in its natural state, without any buildings, roads, or other structures.


Vacant land, on the other hand, may have had some improvements made to it, such as grading or leveling, but it is still undeveloped and does not have any buildings or structures on it.


Undeveloped land is a broader term that can refer to both raw and vacant land. It simply means that the land has not been developed for a specific purpose, such as residential or commercial use.


In all cases, the county may or may not have zoned the property, or designated what that property can be used for. If it is zoned residential, then the county has decided that only a home can be built on the property, not an office building, business or apartment complex. If it is not zoned, you may need to check with the county before trying to build.

Start Looking

MJ Land Sales posts each of its properties, sortable by state. Within those posts you’ll find a ton of information including a Google Maps link that will allow you to see the property and surrounding areas. Depending where the property is, you may be able to check out street view. This link is very helpful to check out who the neighbors are, what type of access the property has and maybe even see how close utilities like power lines may be. We also provide GPS coordinates to see where the property lines are.


After you find something you’re interested in, we encourage you to hit us up by phone or email. We’ll answer any questions you have and walk you through the simple purchase process.

No credit checks or background reviews needed to get started – just your down payment and you're qualified! Cash Purchase

Step 1: Pay the document fee through a service called Geek Pay link on the website. (please contact us prior to initiating the payment).

Step 2: We will ask you to fill out your information for the deed titling. Just need your name, address, email and phone number. The deed will be drafted and sent to you for final approval via email.

Step 3: A purchase sale agreement will be sent to you for e-signature.

Step 3: Make final payment via bank wire. Instructions will be emailed.

Step 4: Once payment is made and all documents signed, the deed will be signed by MJ Land Sales LLC, notarized and recorded with the county recorder using Simplifile, an online filing system. Once it's recorded, the original copy will be mailed to you within 2 weeks.

Step 5: You own the land! Do what you like with it. Make sure to contact the zoning and permitting office prior to starting a project. If somethings not right, you change your mind, it's not what you expected... not to worry, check out our Peace-of-Mind Guarantee.


Financing

Step 1: Choose a parcel of land you wish to make payments on. It's best to have a conversation with our sales team to make sure you are a good fit for the land you are looking at. Let us know what you are looking for and how you plan to use it. We can direct you to the best land for you!

Step 2: Make the down payment and pay the document fee through the Geek Pay link or by talking to our sales team over the phone. This is a credit card/ debit card processing through “Stripe”. It is secure and widely used.

Step 3: Once the down payment is made, we send the land contract, promissory note, sales and purchase contract and consent for ACH bank draft. These are legal documents that protect you as a buyer. You e-sign the documents and the land is yours to use. You may go and use the land while you make payments on it but we do ask that you don’t make any improvements to the land without first paying it off.

Step 4: Your next payment will be due 30 days from the date you made the down payment. Emails will arrive monthly to remind you your payments will be auto-drafted. Please make sure there are sufficient funds.

Step 5: When you pay off the note, you now own the land! We prepare the deed with your name(s) on it and sign the land over to you with a warranty deed. This guarantees the land is free and clear without any liens, back taxes or encumbrances. If at any point, things aren't working us out, give us a call and talk to us. We'll honor our Peace-of-Mind Guarantee, even if you're making payments.


MJ Land Sales will take care of everything. We'll make sure all the documents are drafted and sent to you for review and signature and we'll work with the county to ensure your deed is recorded! That's it!

When you buy from MJ Land Sales you get our 100% principal back, 100-day guarantee. If you’re not satisfied, we’ll refund your principal paid* or exchange the property for any other land in our portfolio.


*On a terms sale (owner financing) we will refund your principal paid or exchange for another property in inventory based on the price you paid for the property excluding any fees (i.e., closing costs, doc fees, note maintenance fees and taxes). Any late or missed payments by the buyer during the Guarantee period will automatically void the Peace-of-Mind-Guarantee. It’s simple, you keep your end of the deal and I’ll keep mine. Not applicable to cash sales.

Quick answer, probably not. By we know you’re probably going to want them. That’s why we have points of contact for water, electricity, waste collection, and gas… you know, the essentials. Where possible, we can provide estimates to help you better understand your investment, but each property is different and cost will depend on where you want the utilities run. For example, if you build a house right off the road, running electricity probably won’t cost that much. Build a home in the back of your 10 acre lot, you’re looking at a higher cost. And digging a well in a low spot on your property will probably cost less than installing it at the top of a hill.


Installing utilities take a bit more planning than doing on your own. More than likely you will need to get a permit from the county which will require a quote from a licensed professional. No going out back and digging a hole!


These permit requests also must come from the property owner. If you are financing your property, the company you are buying the property from still holds the deed until it’s paid off. MJ Land Sales requires you to provide a quote from a licensed contractor and proof that you can pay for the utilities, along with the county permit paperwork. Please contact us if this is something you are interested in.


If you buy a property outright or have paid it off, you hold the deed to the property and can request the permits on your own.
