When is the Right Time to Look at a Piece of Raw Land Before Making a Purchase?

Buying raw land can be an exciting and rewarding experience, but it's important to take the time to research and understand what you're getting into. Knowing when to look at raw land before making a purchase can help you make an informed decision and avoid potential pitfalls.


When looking at raw land, there are several factors that need to be taken into account. Location is key; consider the climate, seasonal factors, and any nearby amenities that may affect your decision. You'll also want to have a surveyor look at your property to identify the boundaries, as well as any zoning restrictions or other legal issues that may arise.


It's also important to consider what you plan on doing with the land once you purchase it. If you plan on building on your raw land, consider your timeline; you won't be able to move in – or build on the land – right away. Additionally, if you plan on farming or raising livestock on the property, make sure that it has access to water and other resources necessary for success.


When visiting the property in person, there are several things you should look for:

  • The condition of existing structures (if any)
  • The terrain of the land (slope, soil type)
  • Any signs of erosion or flooding
  • Accessibility (roads leading up to it)
  • Trees and vegetation
  • Wildlife presence
  • Proximity of utilities such as water/sewer/electricity/natural gas/etc.

Additionally, ask questions about zoning regulations, taxes owed on the property, deed restrictions or easements that could affect your use of the land in future years. It's also wise to ask about any environmental hazards such as lead paint or asbestos that could cause health risks down the line.
